Getting Ready for Spring: What the Market Looks Like & Why Staging Still Matters

Spring is approaching and it's one of the most active selling seasons of the year.


Traditionally, this is when buyers return to the market in greater numbers, motivated by milder weather, school calendars, and renewed momentum after the winter lull. This year, however, the market in the Bradenton/Sarasota area continues to look different than it did just a few years ago and preparation matters more than ever.



According to the latest local data, Bradenton’s average list price is roughly $606,982, with homes selling on average in about 84 days as of February 2026, up from last year’s 77 days. Inventory has also grown about 28% year-over-year, giving buyers more choices and negotiating power.


Similarly, broader Sarasota-Manatee county trends show higher inventory levels and a longer time to contract and sell than we saw during the peak of the pandemic market. This shift reflects a more balanced or buyer-friendly market, where homes must be positioned thoughtfully to attract attention and offers. As spring nears, sellers need to think strategically about how their home is presented. Simply listing a property without first addressing how buyers will feel when they walk in can lead to longer days on market and weaker offers, especially in a slower market like ours.
